For bathrooms through 100 square feet, the Home Ventilating Institute (HVI) starts with about 1 cubic foot per minute (CFM) per square foot and a 50 CFM minimum; above 100 square feet, it uses fixture sums. That can make 110 CFM worth evaluating, but the exact fan, duct, installed airflow, layout, controls, and local requirements still decide.

Practical observation: a nominal 110 CFM fan can be worth evaluating for some roughly 70- to 100-square-foot bathrooms with a standard ceiling, one main bathing zone, an open path for replacement air, a fan near the moisture source, and a short, appropriately sized, relatively straight duct to outdoors.

Boundary: The roughly 70- to 100-square-foot range is a qualitative planning observation, not HVI guidance or a sizing formula. Three airflow numbers you should not mix up

Cubic feet per minute, or CFM, describes an airflow rate at stated test or field conditions. It is not floor area, air changes per hour, moisture-removal time, or code approval. Keep the sizing target, certified rating, and installed result in their own lanes.

Which HVI sizing method applies?

HVI’s consumer sizing guidance uses about 1 CFM per square foot with a 50 CFM minimum for bathrooms through 100 square feet. Above 100 square feet, it switches to fixture sums: 50 CFM each for a toilet, shower, or bathtub, and 100 CFM for a jetted tub. HVI also says an enclosed toilet area should have its own fan.

Ceiling-height check: HVI says ceilings higher than 8 feet may need additional ventilation. The reviewed HVI material does not supply one universal high-ceiling multiplier, so use the actual volume and project conditions for further review.

How does room volume affect the air-change rate?

Air changes per hour (ACH) is one way to describe how often an amount of air equal to the room volume moves in an hour: ACH = delivered CFM x 60 / room volume. For a hypothetical 8 x 10 x 9-foot room with a measured 90 CFM at the grille, the arithmetic is 90 x 60 / 720 = 7.5 ACH. This only shows how volume affects an illustrative rate. It is not HVI’s sizing method, a universal ACH target, or proof of compliance.

HVI guidance

Multiple local fans or one central fan

HVI’s larger-room example presents two possible approaches: local fans near the moisture and odor sources, or one central fan sized to the calculated total. The actual design still needs source location, wet-area listing, transfer air, duct, sound, controls, and project-specific review.

HVI’s inline-fan guidance explains that remote-mounted multiport products can draw from multiple locations through one fan. It does not size, balance, route, control, or approve a particular system.

Practical planning note

Conditions that prompt another approach

Multiple pickup locations, a dedicated water-closet fan, or qualified inline review may deserve consideration when several moisture or odor zones, a disconnected layout, unusual volume, restrictive ducting, or poor access to the main bathing source make one central point questionable.

Boundary: This does not prescribe fan quantity, capacity, pickup location, balancing, or controls. Steam remains outside the ordinary examples. Exact product documents and qualified mechanical, electrical, and code review control.

On July 15, 2026, Panasonic’s United States catalog listed RG-R811A as a selectable 80 or 110 CFM fan. This is a dated technical example, not a buying recommendation, local-stock statement, or promise of future availability.

Read the configuration, not just the label: model, setting, duct size, test pressure, and completed duct system all matter. Certified performance does not by itself size the room, approve the installation, or establish delivered CFM.

Why does the duct path matter?

For the current RG-R811A example, Panasonic directs outdoor discharge, the shortest and straightest practical duct, sealed joints, adequate replacement or makeup air, and roughly 2 to 3 feet of straight duct before an elbow. Its manual also warns that an existing duct may prevent rated airflow. These are exact-model instructions, not approval of another fan or installation.

Practical verification workflow

Confirm airflow at the installed grille

The preferred workflow has a mechanical installer, heating, ventilation, and air-conditioning (HVAC) contractor, commissioning provider, or qualified third-party verifier use an appropriate calibrated airflow-measurement device at the installed grille. A tissue response can suggest that air is moving, but it does not establish delivered CFM.

Boundary: No instrument, verifier, or test duty is universal. Where applicable, the 2024 IRC model energy provision and a governing program may require testing under their accepted methods. Verify the adopted edition, program, procedure, AHJ direction, and responsible party.

Practical warning signs

Which warning signs deserve a closer look?

The conditions below prompt a closer review of the fan, duct, termination, placement, controls, replacement-air path, moisture sources, and delivered airflow.

Moisture lingers

Heavy mirror fogging, wall or ceiling condensation, or droplets around the bathing enclosure remain after use.

Materials change

Musty or mildew-like conditions, peeling paint, swollen trim or doors, rusting hardware, or staining appear.

The fan sounds busy

A loud fan produces little perceptible draw, or dirty parts and a stuck damper suggest restricted operation.

Moisture boundary: These observations do not identify the cause or prove that fan capacity is the problem. CDC moisture guidance supports bathroom exhaust to outdoors and correcting moisture sources. A fan cannot guarantee mold prevention or replace leak repair, drying, material assessment, remediation, or health guidance.

HVI guidance

Run during bathing and afterward

HVI recommends operating the fan during bathing and for about 20 minutes afterward. That is HVI consumer guidance, not one universal national code runtime or a moisture-performance guarantee.

Control planning note

Manual control, countdown, and backup

The usual preference is obvious manual activation with an approximately 20-minute countdown after bathing. A humidity sensor can serve as a backup where occupants may forget, preferably with manual override or timed boost. Sensor location, calibration, ambient humidity, cooling operation, and settings can affect use.

Boundary: This is a preference, not a universal control requirement. For frequent use, continuous low speed with boost may be considered only when deliberately coordinated with whole-dwelling ventilation, pressure, controls, energy provisions, manufacturer instructions, commissioning, and qualified professional review.

Code and jurisdiction

Does HVI guidance replace the local code?

No. The 2024 IRC Chapter 15 model reference sets bathroom local exhaust at not less than 50 CFM intermittent or 20 CFM continuous, with airflow determined at a minimum 0.25-inch-water-gauge static pressure, a measure of resistance against airflow. That model minimum is not HVI’s room-sizing method and does not select 110 CFM from floor area.

Model code is not local law by itself

ICC adoption resources explain that jurisdictions adopt and may amend model codes. Confirm the property type, authority having jurisdiction, enacted editions, amendments, permits, inspections, and licensing rules.

A window is not one national waiver

The 2024 IRC R325.2 model path addresses natural ventilation and an exception using artificial light plus local exhaust directly outdoors. Adopted mechanical, energy, program, and local requirements still need review.

Local is not whole dwelling

Whole-dwelling ventilation is intended to ventilate the home, not just the bathroom. A bathroom fan used in that strategy needs separate design, controls, balancing, testing, commissioning, and applicable-standard review. ASHRAE identifies Standard 62.2-2025 as current, but one local fan label does not establish whole-dwelling performance.

Scope used here: an ordinary bathroom in a United States detached one- or two-family dwelling or qualifying townhouse. Multifamily, condominium, shaft, rated-separation, historic, steam, and unusual whole-house conditions need the governing code path and project-specific review.

When should you bring in a professional?

Exact listing, adopted requirements, the installation location, field conditions, and the appropriate qualified professionals control electrical, pressure, fire-resistance, structural, moisture, and permit decisions.

Electrical and wet-location listing

The exact listing, instructions (PDF), 2024 IRC model listing provisions, adopted electrical code, circuit, controls, grounding, and location control; use a licensed electrician where required. For RG-R811A only, Panasonic directs qualified-person wiring and ground-fault circuit-interrupter (GFCI) protection when that exact model is installed over a tub or shower.

Narrow GFCI model-code exception

2024 IRC E3902.18 contains a limited exception for a factory-installed inaccessible receptacle inside bathroom exhaust equipment unless the listing or instructions require protection. It does not resolve every fan or wiring method.

Aggregate exhaust and combustion

DOE depressurization guidance shows why bathroom fans, kitchen exhaust, dryers, and other equipment can combine to affect naturally drafted combustion appliances. Makeup air, spillage, backdrafting, and field testing require qualified evaluation.

Rated assemblies and penetrations

A standard fan backdraft damper is not automatically a fire, smoke, or ceiling-radiation damper. 2024 IMC Chapter 6 model provisions, the tested assembly, manufacturer listing, adopted code, design professional, and AHJ control rated penetrations.
